One of the most frequent questions we get from our clients and real estate agents at the time of the first appointment is in regards to the documentation required in order for pre-approval.
Pre-Approval letter specifies how much the lender is willing to lend to you, up to a certain amount and based on certain assumptions. This letter provides useful information about your likelihood of getting a mortgage loan.
Getting pre-approved earlier in the process instead of waiting until you are ready to begin shopping seriously for a home can be a good way to spot potential issues with your credit in time to correct them.
We always advise our clients to come see us ahead of time so that we can guide and advise them through the correct path and when ready we can start the process right away. In other words… the sooner the better!
Documentation we need you to bring with you to the first appointment are:
- ID/ Driver’s License
- Social Security Card
- Residency, Passport or Employment Authorization Card
- Most Recent Two Years of Tax Returns along with W2/1099 received
- Most Recent Two Months Bank Statements
- Last Month Pay Stubs/Checks (2 if paid biweekly or 4 if paid weekly)
- If born in US, Puerto Rico or US Virgin Island, birth certificate will also be required
Keep in mind that if married and applying for a mortgage loan with your spouse, we will need their documentation as well.
