    • This varies depending on the program a buyer is qualified for, however we always estimate an amount of down  payment percentage between 3.5- 5% and closing costs ranging from 3 to 4% these amounts are multiplied by the purchase price. 

    In order to obtain a pre approval, 4 most recent pay stubs are required, W2s from two most recent years. If overtime or bonus is received please be sure to bring contact information for your employer as we may need to obtain additional information to verify these amounts.

    The minimum score needed to qualify varies depending on the loan you are wanting to qualify for, however a minimum of 560 is required. Consult a mortgage professional to inquire on your FICO credit score and to receive the most accurate information about your credit standing.

    • Once you are under contract it is time to work on any needed documentation to clear all conditions placed within your loan at time of approval. A clear to close status is required to be able to reach closing day. Please be sure to work with us in a timely manner to ensure we have all of the documentation needed and consult any action you may want to take with credit and asset usage to ensure it does not interfere with our work.
